An appraisal was conducted by Panamericana de Avaluos of both properties on March 12, 2024. The combined appraised price is $1,107,000. The sale price is $1,075,000.

Both properties have ocean views and seasonal creeks. 612 meters of the east side of the project are adjacent to and access the Rio Calabazo. 500 meters of the west side of the project border the road, with direct access onto the property.

In 2011, Louis and Saundrabegan the initial phases of the development of the property. All permits and approvals have since expired but indicate the potential for the area. The projected number of lots for homes was 137, with an average estimated sale price of $58,600.00. They had an environmental impact study done and received approval for the following Uses and Zoning Codes:
