The National Bank of Costa Rica sells these properties based on the following codes, numbers of farms and planes catastrados that are registered in Public Registry and related to these properties: good 7692-1 5-66648-F-000 214-507040066-2023-C G-1227927-2008, bien 7692-2 5-66649-F-

The percentages of warranty are as follows: either 7692-1 5-66648-F-000 9.15%, either 7692-2 5-66649-F-000 27.24%, well 7692-3 5-66650-F-000 14.46%, well 6858-1 5-66774-F-000 26.26%, well -F-000 12.04%, well 8494-1 5-66697-F-000 10.85.

The goods are in a condominal regime, therefore the administration of the condominium charges a condominal quota of approximately 18 thousand colones per subsidiary per month.

The offerer is warned that the property is sold with the problem of cattle invasion, therefore, in the case of the person(s) who makes use of the farms and the cattle (employees) do not evict the property in a peaceful manner after the signature of the sale deed, it will be for the buyer to carry out the eviction of the property, exempting the National Bank of Costa Rica, its officials and the designated buyer.

It is reiterated that the buyer expressly undertakes to carry out the eviction of the person(s) who makes use of the farms and the cattle (employees) and any other person who is in the property, taking into account the expenses that are generated and the steps to be taken to carry out the eviction. Likewise, the individual concerned must make an affidavit, with a notary of his confidence, by which he states that he accepts the property in the state of use, conservation, possession and conditions in which it is found. Relevant to the National Bank of Costa Rica, officials and/or employees and to the notary designated of any present and future responsibility; likewise by waiving any judicial and/or administrative claims against the BNCR or its officials; and reiterating that it is fully aware of each of the conditions, physical and legal of the property here related, manifesting its full conformity and acceptance to acquire the property under the conditions under which it is located.

This set of properties pays approximately 20,000,000.00 of colones only in transfer expenses, so any interested party should take this important cost in consideration before making us any type of offer, because the tax values of these subsidiaries estates are much higher than the amount of sale, the sum of all tax values is 413,721,440.00.

The buyer accepts the land and the linens with the measures indicated, which are indicated in the above-mentioned valuation of the property and without topographic demarcation according to the plane despicted and to what the study of the National Register indicates, any difference of accommodation existing against the field check, shall be at the discretion of the buyer to perform the legal procedures for its replacement or rectification. Assuming the buyer ' s own expense of such management; therefore, the buyer exonerates the National Bank of Costa Rica, its officials and Notary in charge of performing the writing, of any present or future liability for the difference of accommodation, and waives in advance any subsequent judicial, administrative or criminal claims with the signature of the sales poster and/or purchase offer form The National Bank does not guarantee or assume responsibility for the type of use of the soil of the properties that the respective municipality gives, nor does it guarantee the state of the property. Any type of work that requires the properties for problems after sale will be the sole responsibility of the buyer, so the buyer must accept the property in the physical and conservation state in which it is located. The National Bank does not guarantee public services in the property or access to them. In the light of the above, the offeror shall inspect the properties and consider it necessary, undertake the corresponding studies to ensure their physical use and rule out that there are hidden vices, in addition to consulting the municipalities and relevant public bodies to ensure their use of land and public services, as needed, as well as building permits, where required. Likewise, the individual concerned must make a protocolized affidavit, with a notary of his confidence, by which he states that he accepts the properties in the state of use, conservation, possession and conditions in which the same is located; since he inspected and verified it previously, and with the presentation of the offer expressly accepted the conditions of the good. Relevant to the National Bank of Costa Rica, officials and/or employees and to the notary designated of any present and future responsibility; likewise, by waiving any judicial and/or administrative claims against the BNCR or its officials; and reiterating that it is fully aware of each of the conditions, physical and legal of the property here related, manifesting its full conformity and acceptance to acquire the property under the conditions in which the property was reiterated. Only cash offers or financing with independent guarantee are accepted to the satisfaction of the National Bank. It is clarified that during the first year of the credit, the life policy item will NOT be included within the monthly credit fee, that amount will be canceled on the day of the signature of the writing in advance on the account of the awardee, approximate amount: ¢ 120.000,00 (this amount may vary depending on factors such as age of the debtor, level of general indebtedness of the debtor, amount offered by the assignee, among others).
